Smart-home technology has moved from novelty to expectation. In our recent listings, homes with integrated climate, security and lighting consistently attract stronger interest — but not every gadget earns its place. Here is how to tell the difference.

Start with the unglamorous wins

A learning thermostat, a video doorbell and leak sensors cost less together than a single month’s energy bill in a large home, and they pay back within a year or two. Insurers increasingly discount premiums for monitored water and smoke detection, so keep the certificates — buyers’ solicitors will ask for them.

Think in one ecosystem

Twelve apps for twelve devices is not a smart home; it is a hobby. Choose a single platform first, then buy compatible hardware. When you sell, a one-page handover note — logins reset, devices transferred — removes the most common completion-day headache we see.

What adds value, and what doesn’t

Advertised smart features broaden your buyer pool, particularly among younger professionals. But wired infrastructure (neutral wiring, hardwired access points, a proper consumer unit) outlasts any single brand of speaker or bulb. Spend on the bones; treat gadgets as consumables.
